The Model Unit

H e l l o!

Up on the blog this week I'm addressing my tips for creating a model unit.   If you’ve ever stepped into the model unit of a high-end condo development and oohed and ahhed at its magnificent interiors, beautiful furniture, and moody lighting, only to find out you can’t duplicate the style, don’t lose hope. I'm revealing some tips on creating the luxe look at home.

In general, model apartments represent designs that are relatively neutral, where residents can envision designing a space true to their own comfort, style, and inspiration. When it comes to designing their own home, the imagination is the only limitation.

KITCHEN

Outfit your kitchen for success by adding functional items that are also decorative, such as hand towels, tea kettles, coffee makers and food storage containers. By unifying everything with a cohesive color scheme, it will look organized and visually pleasing.

DINING ROOM

The dining table and set of dining chairs are placed to showcase the large floor plans. When paired with an over sized chandelier, these pieces create contrast, a focal point, and the first impression. Create your place setting by using an eclectic mix of shapes and styles that are anchored together by a cohesive color palette. This will amplify your individuality.  In most model units, the dining table is perpetually dressed up, which could be a nice thing to come home to, even if you’re not expecting any guests.  Add color and pattern with table linens and accessories such as napkin rings, salt and pepper cellars, and fresh flowers or a bowl of fresh fruit.

BATHROOM

Make your private bathroom a relaxing space to start and end your day by limiting your counters to the basics; soap, flowers, and an air freshener. Consider under-counter storage for all your odds and ends.

BEDROOM

Richly colored textiles and bold prints bring luxury to bedrooms. Eclectic bedding and throw pillows also add comfort and layers to a space. Adding signature lamps and large scale artwork helps keep your space simple, but uniquely yours.  Other key essentials are ambient lighting, a lounge chair or reading chair, a tray for your water pitcher with glasses and coasters, decorative storage, and maybe a bed bench if there is room.

LIVING ROOM

Using any existing furniture, you can easily add your own style. Add architectural interest by placing an over scaled painting over the sofa. The artwork grounds the room visually and brings a sense of excitement. Create a cohesive design with the accessories such as eclectic throw pillows, a variety of lamps and throw blankets. These items help add some texture to the room. High-end model units seem impeccable, but lived in—like the owner’s personality has taken over the space. Take your time and buy the things that really speak to you.  Coffee table books, a candle or two—all these can be layered, and could work together as long as these complement the room and your personality.
